Modern Student Housing Now Available Near University of Tampa

Apella on Newport, a brand-new student housing project in North Hyde Park, has officially opened its doors.

This eight-story development, located at 311 N Newport Ave., offers 150 units and 576 beds, providing a much-needed housing solution for students at the University of Tampa, just a short distance away. Developed by Rochester, New York-based Commercial Street Partners, this mid-rise is their latest project aimed at meeting the demand for student accommodation.

The project was brought to life through a collaboration with West Palm Beach-based Verdex Construction and Tampa-based Gensler. Commercial Street Partners acquired the 1.82-acre site in 2022 for $11.5 million. “We are proud to have built Apella on Newport, a vital project addressing the significant need for student housing adjacent to the University of Tampa,” stated Toby Johnson, vice president and managing director of Verdex Construction West Coast.

Apella on Newport spans 257,960 square feet and includes a two-story parking garage with 303 spaces. The development boasts a rooftop clubhouse, a third-floor amenity deck featuring a fitness center, communal study areas, a pool, and a barbecue area, catering to the needs of the student community.

Verdex Construction has highlighted the project’s role in meeting the growing demand for student housing in Tampa. Officially opened in July, the development offers a range of floor plans from two to six bedrooms, each with a private bathroom. According to the Apella on Newport website, rents start at $1,299 per month per bed.

“This development is more than just a building; it’s an essential addition to the community, ensuring that students have a place to call home as they pursue their education,” Johnson added.
