Manufacturer Moves Tampa Bay Locations to $80 Million Zephyrhills Plant
A global manufacturer is set to consolidate two Tampa Bay locations into a new facility in Zephyrhills, which assembled a multimillion-dollar incentive package to lure the company away from Hillsborough and Pinellas counties.
MiTek, which sells software, services, engineered systems, and automated solutions to the construction industry, has committed to constructing a 480,000-square-foot facility at the North Tampa Bay Industrial Park Ready Site. Ready Sites is a county program designed to prepare large tracts of land for commercial development.
Missouri-based MiTek, currently with locations in Largo and Tampa, plans this consolidation into a new facility. A spokesperson for the Pasco Economic Development Council, which announced the deal Tuesday, informed the Tampa Bay Business Journal that the deal is “a consolidation into a new facility.” The groundbreaking is scheduled for the year’s end, with operations expected to commence in the first quarter of 2026. “This is the third Ready Site purchased by a target industry and a great testament to the public/private partnerships we have developed,” Bill Cronin, president and CEO of Pasco EDC, said in a statement.
The new plant will enable the company to “retain 125 jobs and create an additional 25 jobs,” according to the EDC. MiTek has purchased the 111-acre property, as per the Pasco EDC. In late July, Zephyrhills approved an incentive package for the company worth $2.9 million. Part of that incentive package includes waived fees; the city agreed to waive or reimburse transportation impact fees up to $430,500 and permit fees up to $432,425. The incentives also encompass a “job creation incentive cash grant equal to the amount of 50% of ad valorem city property taxes paid for the first 10-year period,” according to the EDC.
Pasco County Commissioners on Tuesday also sanctioned millions in economic development incentives for the company, including a 10-year, performance-based Economic Incentive Agreement for ad valorem tax reimbursement, job creation, and a workforce training grant up to $3.15 million.
“This economic development project is another step in creating employment and development in close proximity to the Zephyrhills Airport,” Ron Oakley, Pasco County Commission chairperson, stated. “Pasco County is seeing the benefits of investing $3 million in utility infrastructure in the area.”
Bauducco Foods, in 2023, agreed to build a $200 million manufacturing facility near the Zephyrhills Airport.
